"The School Yard" 37 acre is a proven waterfowl property in Grand River bottoms. It's right in the Mississippi flyway and only 45 minutes from Kansas City. It's a 5 minute drive to the nearest town (Urich) where there is a Dollar General, Casey's General store, NAPA Auto Parts and Lumberyard Grill and Pub (lumberyardgrillandpub.com) that also has camper hookups. There are two adjacent duck lakes that are 5 and 2.5 acres. This lease has a covered 6 man blind in place with a dog box, decoy hanging rack, switches and cables for motorized decoys, and easy access walk path. Moist soil management practices are implemented on the lake with tons of smartweed, millet, barnyard grass, and water primrose. You will have access to the school bus on the property for gear storage, hang out, meal prep, and rustic camping. The lake will be pumped full by owners as water is available to do so. This is a ready to go, one of a kind lease that is sure to impress.

Water will be pumped once water is available for no additional costs. Limited ATV use allowed by landowner permission only. Waterfowl hunting only.
